The transfer data that comes out of the Suffolk County Clerk’s Office is organized by municipality. But there’s a world of difference between different neighborhoods on the East End, and particularly between South and North of the Highway, and Waterfront and Mainland properties.

We separate South of the Highway transfers from the rest of the data, and note which ones are waterfront. This is especially useful when trying to compare specialized listings, such as pondfront or oceanfront listings.

This data can be found nowhere else except wolfRE. To receive our unique reports and listings of interest in specialized areas, contact Phelan Wolf. If you are considering selling a property in one of our coverage areas, speak to Phelan about how his targeted mailing lists can help.

4th Quarter Reports and Media Coverage

All the 4th Quarter Reports are out and I am busy reading them for my quarterly review which will appear in the President’s Day Weekend edition of the East Hampton and Southampton Press. The major theme in all the reports is the increase in the average price statistic.  This doesn’t mean prices are actually rising, [...]

Georgica Report – 3Q 2010

There were six sales in Georgica in the third quarter of 2010, compared with ten in the first quarter and three in the second quarter. The big story in the overall Hamptons market this quarter was the increase in low-end activity and decrease in high-end activity.  In the third quarter, approximately 67% of all sales [...]

Amagansett Dunes Report – 3Q 2010

There were five sales in the Amagansett Dunes in the third quarter of 2010, with approximately the same number being sold in the prior quarters of the year. The big story in the Dunes this quarter — and so far this year — is the “cherrypicking” of the best Dunes inventory.  Last quarter, all three [...]

Waterfront Report – 3Q 2010

Waterfront properties continued this quarter to show that their values have, in many cases, held up strongly through the crash. The broader Hamptons Market reports showed reduced average and median prices this quarter, as a result of strong selling in the under $1 Million market and weak high-end sales.  It continues to be a buyer’s [...]

Bloomberg on the 3Q 2010 Reports

Bloomberg quotes the Prudential economist as follows: “What it suggests to me is not that there was a sharp drop-off in pricing, because there wasn’t,” said Jonathan Miller, the president of Miller Samuel. “It’s a shift in the mix. We had a drop in upper-end sales activity.” Sounds right to me.  Except in a few [...]

The third quarter reports are mostly out as of today, and although they aren’t supposed to be publicly released until tomorrow, the WSJ has jumped the gun with this story.  I have just begun to review the reports, but according to the WSJ: Median prices in the Hamptons fell 22.7% in the quarter from the [...]

Financial Times on South of the Highway cost differential

In the view of the FT, The equation is simple: south of the highway your property is worth 50 per cent more than north. And every 50ft you creep towards the ocean, prepare to write a disproportionately larger cheque. Never seen those statistics before.  I think they made them up.
